Integrated security for a high-end vertical residential development

Tiffany Novena is a high-end vertical residential development located in Zone 14, Guatemala City. The project was conceived with the goal of becoming a technology benchmark within its segment by integrating multiple security and communication systems under a centralized architecture.

The client needed a solution capable of raising protection standards for residents, visitors and administrative staff without creating a restrictive experience or affecting the comfort of daily use within the building.

The challenge

The main challenge was to develop a security ecosystem capable of controlling and monitoring the building’s different access points, allowing visitors and suppliers to enter only authorized areas.

The project also required a modern, scalable and easy-to-manage platform that could reduce operational complexity for the building administration and grow over time.

The AKTIVA solution

AKTIVA designed a technology architecture based on IP platforms and system integration, selecting technologies known for their robustness, compatibility and scalability.

Implemented systems

• Hikvision IP video surveillance system with approximately 144 cameras.
• SUPREMA access control for residents, visitors and authorized personnel.
• FERMAX IP intercom system for communication and access validation.
• Honeywell fire detection and protection system.
• Network infrastructure prepared for future expansions and maintenance.
• Integration of residential alarm systems and sensors.

System integration

One of the most relevant aspects of the project was the integration of systems that traditionally operate independently. The solution centralized the management of video surveillance, access control, intercom, fire detection, alarms and residential sensors.

As part of the innovation strategy, the need to install independent alarm panels inside each apartment was eliminated. Instead, smoke and temperature detectors in the residential units were integrated directly into the building’s general fire detection system.

Result

Tiffany Novena consolidated a modern, integrated and scalable residential security ecosystem. The project increased the building’s protection levels, reduced operational complexity and simplified monitoring, maintenance and centralized administration.
